1. I am a resident of Chennai, I want to purchase a property (on-going project). What is the procedure?
  You have to contact and meet our sales / marketing executives in our office and they would be glad to help you out with the booking procedures for the property you have chosen. (Or)

2. I am an NRI, I want to book a property, so how do I go about doing it"
  The following are the basic procedures for an NRI Client.
A Non Resident Account should be opened in a local bank in India preferably in Chennai city.
  Power of Attorney
When NRI client is in India at the time of Power registration.
  A power of Attorney should be given to someone residing in Chennai city and the same should be registered.
When NRI client is not in India at the time of Power registration.
  A draft power of attorney will be e-mailed and the same should be duly signed & notorized by the Indian Embassy of that country and the same should be couriered back to India. The document would be then registered in India.
All the payments, including the booking advance shall be done through the Nonresident bank account only by way of Cheque / Demand Draft / Pay order in favour of "M.K.V Builders".
The booking procedures will be explained by our executive over phone or by E-mail. The local power agent should fill in and sign the required applications & forms. The draft of the application and forms will be e-mailed before signing the same by the power agent.

Terms & Conditions for booking if any?
  The terms & conditions for booking varies from project to project, hence it would be explained only upon choosing a particular project.
   
4. Mode of Payment & Payment Schedule?
  (i) For Resident Indian :
The mode of payment shall be by Cash / Cheque / Demand Draft / Pay Order.
  (ii) For Non Resident Indian:
The mode of payment shall be only by way of Cheque / Demand Draft / Pay Order and to be made through a local Non Resident Bank Account.
The payment schedule varies from project to project, and it would be given only upon choosing a project.

Can I make any changes in the building specifications / plans that you have mentioned?
  The specifications and plans can be changed subject to certain terms & conditions. The extent of changes permissible also depends upon the type of project and stages of construction.

Is there any discount on the price mentioned?
  Discounts can be worked out depending upon the volume of purchase and payment terms.
   

7.

Do you arrange for Bank Loans?
  Yes, we can arrange for bank loans since we have tie up with certain banks.
   

8.

Do you provide any other service like insurance etc?
  Yes, we have tie ups with insurance companies and can arrange for the same upon request by our clients.
   

9.

What would be the resale value of my property?

 

The resale value depends upon the type & location of the property. It also depends upon other factors such as time period of resale, specifications of property, maintenance of property and land component appreciation of property.
   
10. Time duration for a project?
  The time duration for a project depends upon the size and type of the project.
   
11. For home loans, what are the papers required for Resident Indian / NRI.
Documents required for home loans :-
FOR RESIDENT INDIAN
Last 3 months pay slip.
Copy of appointment letter if current employment is less than 3 years.
Last salary revision letter if any.
Last year Form 16.
Bank statement for the last 6 months where salary is being credited.
Copy of PAN Card.
Copy of passport / Ration card / Driving licence.
Copy of employment ID card.
One passport size photograph.
Copy of updated resume indicating your various employment stints.
One cheque leaf for processing fee as applicable by the loan issuing bank.
FOR NON RESIDENT INDIAN (U.S.A)
Latest 4 months pay slips.
Latest 6 months bank statement from salary credit account and your NRI account statement.
Age I.D and Address proof (Passport and latest Visa Copy)
Latest increment letter if any.
Duly filled application form.
Latest INCOME TAX Form (w2)
Credits check report with score.
Latest passport size photograph.
Appointment order or Deputation Letter.
Duly filled, signed and notorized PAO (Power of Attorney) in loan issuing bank format.
Resume for your previous occupational history.
On cheque favouring loan issuing bank from local NRI Account.
